Davao has consolidated its position as Mindanao's property engine, according to a September 22 BusinessMirror analysis by Joey Roi Bondoc, Colliers Philippines director for research. Office stock closed the first half of 2026 at 378,100 square meters, and vacancy held near 3% — among the lowest nationally and low enough that Colliers classifies Davao as the only landlord's market outside the capital region, meaning owners, not tenants, set lease terms. The demand is outsourcing-led and durable: Teleperformance, Alorica, Optum, Ibex, VA Platinum and CubeWork took space across Matina IT Park, Robinsons Cybergate Delta 1 and The Uprise between 2024 and H1 2026, with OP360, Concentrix, Wipro, iQor, Cloudstaff, Sutherland and VXI already operating in the province. Supply is responding rather than overshooting: PRIME Philippines counts about 85,000 sqm of Grade A space entering by 2029, led by SM Lanang BPO Towers 1 & 2, Megaworld's One Republic Plaza and Robinsons Cybergate Victoria — an 11-storey Grade A tower on J.P. Laurel Avenue adding over 25,000 sqm.
Real Estate Outlook
Every 1,000 new seats creates roughly 1,000 rental households within a short commute. Investors should position ahead of the 2027–2029 completions along the Lanang, J.P. Laurel and Matina corridors, where tight office supply and staged delivery point to firm rents and sustained condo take-up rather than a glut.
